What does a typical home inspection include?

Our inspections apply established standards that include review of the exterior, structure, roof, openings, HVAC, plumbing, electrical systems, appliances, interior components, pools and spas, and irrigation systems.

We evaluate the home as a complete system, identifying defects, interactions between systems, and long-term risks.

What other inspections might I need?

We provided additional specialized inspections based on your situation including: mold assessments, particulate testing, FHA/water testing, sea wall/dock, retaining walls, and WDO/termite inspections

How long does a home inspection take?

Most inspections take 2–3 hours, depending on size, condition, and additional features or testing requests.

We recommend attending the inspection if you can; we will set aside additional time onsite to answer your questions and review photos (typically 200+). We will provide context and recommendations for any findings.

If you cannot attend, we can also arrange Zoom/FaceTime conference calls to review photos and/or review the report and findings.

4-Point Inspection – What is it and do I need one?

A 4-point is a specifically targeted inspection driven by the insurance industry. Insurance carriers use it to determine if they are willing to bind a coverage policy for the property.

The condition of four systems are evaluated: roof, HVAC, plumbing and electrical. Remediation steps may be required to bring as system back to satisfactory condition allowing insurance coverage.

Wind Mitigation Inspection – What is it and do I need one?

The wind mitigation inspection is significant in Palm Beach and neighboring counties. It is a targeted evaluation of the building envelope (openings and roof structure).

The 2001 Florida Building Code drives wind mitigation requirements that the insurance industry uses to determine insurance premium discounts your property may qualify for.

Mold Assessment – What is it and when do I need one?

A mold assessment is a detailed inspection of your property that evaluates environmental conditions and identifies factors mold commonly thrives on, such as: excess moisture, high humidity, ventilation deficiencies, or past water damage. If there is evidence of a prior leak or repair work, visual staining or growth, odors, or other suspect conditions, or if one of the occupants has known health sensitivities, a mold assessment can be performed.

The goal is to determine whether mold is present, the extent of growth, identify contributing causes, and define the steps needed to bring the property back to a normal condition.

We are licensed to provide a remediation protocol outlining procedures for a qualified remediator, and we also perform post-remediation verification to confirm the issue has been properly resolved.

Water Testing – What is it and when do I need it?

If the property has has well and septic systems, you may want testing to confirm everything is in good order. If an FHA or VA loan is being used to finance the purchase, water testing will be required.

Three samples are collected and the lab will verify presence of: nitrates/nitrites, lead, and coliform bacteria (e.g. E. coli).

What do commercial property inspections include?

Similar to our residential inspections, commercial property inspections evaluate foundation and structural components, roofing, mechanical systems, electrical systems, plumbing, life-safety systems, site conditions, and operational risks.

While the core systems are similar, commercial properties often involve greater complexity and a different analytical focus, making these inspections especially valuable for due diligence, risk evaluation, investment analysis, and planning. We may bring specialists to evaluate a specific system or provide detailed estimates as needed.

How soon will I receive my inspection report?

Reports are typically delivered within 24 hours, complete with photos, explanations, and recommendations. Lab results may take longer to obtain depending on the type of testing required.

Do you offer same-week or rush inspections?

Yes. We offer expedited scheduling for buyers and commercial clients under contract deadlines.

Are you licensed and insured?

Yes. Dan maintains current Florida licenses as a Home Inspector and Mold Assessor. We also maintain insurance coverage in excess of the Florida minimum requirements.
